The Illinois Home Inspector License Act was put into effect to protect the public from unknowledgeable or unprofessional home inspectors. Illinois state law requires that all licensed inspectors meet minimum competency by completing core education and successfully passing an examination and classroom. Below are significant points regarding the licensing provisions, including when a license is required and penalties for failing to comply with the Home Inspector License Act.


Illinois Licensure ( 225 ILSC 441). Illinois law creates the Illinois Home Inspector License Act and establishes a Home Inspector Advisory Board within the Illinois Department of Financial and Professional Regulation

To obtain a license, an applicant must:

Successfully complete sixty (60) hours of pre-license education from an education provider approved and licensed by the Illinois Dept. Of Financial and Professional Regulation

Take and successfully pass the Home Inspector Examination for Illinois, which consists of the National Home Inspector Examination and a section concerning Illinois statutes and regulations. Licensed home Inspectors are required to perform Inspections that meet the minimum standards of practice.

Must take continuing educational courses each year to keep standings with State Credit Requirements.

The law exempts certain professionals from licensure as a home inspector while acting under the scope of their licenses.
